TO SELL OR TO LEASE - THE OTHER QUESTION...

What a year for clients trying to sell their homes... It's been frustrating for most people to see the value of their home decline continually. The number of foreclosures continues to add to a host of other problems. So what are your options?

Home owners are considering leasing their homes instead of selling them. What are some of the important considerations when renting your home to a tenant?

  • First, review the 2006 Tenant / Landlord Act that was passed in Alabama. This applies to all property owners whether they use a brokerage service or act as a landlord themselves.
  • If your home is vacant for over 30 days or leased, your Home Owner Insurance coverage might change drastically.
  • How do you protect yourself from tenants who might not care for your property or pay rent on time?
  • How much rent should you charge? And remember, you're only allowed to collect one month's rent as a deposit according to Alabama Laws.
  • How much notice must you give a tenant prior to entering the property?

There are many other considerations you should contemplate prior to selling or leasing your home. Call me to discuss what option might be best for you. I have owned many rental properties personally and I help clients work through their options as well.
